Learn to sell your house online.  Here is my personal on going account of how I am selling my house without a realestate agent.  I wanted to save 6% and learn something in the process.  Read on to see how I started.  If you would like to see one of my ads, click on the link below this paragraph.

I began using craigslist to place a free ad for my house.  The first couple to come look at the house found me on there.  However, this did not generate that many inquiries.  I went out and bought a sign from home depot.  As soon as I put the sign up, I began getting calls.  The sign I bought offered a free only listing at owners.com.  Owners.com seems to own quite a few more websites, and just one posting found its way onto many websites.  I was out searching for my site online, and I got the impression that some sites had posted my house on the MLS.  The MSL in my opinion is quite expensive for what it charges.  Here is a sample of the description I used to post online.  As of today, I still have my house for sale.  I only started just recently, but now appears to be the selling season.

Here is the description I used to sell the house

2 bedroom house 775 sq ft. across the street from a beautiful mountain lake. There is lake
access a few houses down. This access includes a right of way and a beach owned
by town. Much new construction. New roof, well, water system, new anderson windows,
wooden floors (original fur wood). New sheet rock, new kitchen, new bathroom
with large bathtub/shower. double sinks in bathroom. The fireplace has all new
stone work inside. Sits on a approximately .5 acres. The outside of the house
is cedar shingles painted a chinese firecracker red with white trim. One side
is wooded and the back has large rocks/ bushes. The house was originally built
in 1939 by my great grandfather. I just finished all the trim and put a new
basement door and sub-pump system in. There are two rooms, one is a little smaller
and perfect for a kid. The neighborhood is great for a family. I went through
the school system, and it is a really great system. The house is located on
Lake Rd pretty close to the East Hampton / Cobalt border. The other side of
the lake is the beginning of the Meshomasic State Forest, the second oldest
original forest in New England. Overall, it is a great small town to live in.
If you work near Hartford, but you want to live in the country, then this is
the perfect place.
